You have so many recreation facilities and shopping at your convenience right here on Williams Road. So, let me tell you a little bit about the property. This home is now, well, it's a two-bedroom and an office or slash flex room. This home is what's called a Grand Ficus. What we've done to this home is you're going to be amazed because we've done everything from remove all the popcorn to putting brand new flooring in. We have taken walls down. We have added walls. We've added French doors. You're going to love this home. This is not your typical Grand Ficus. Okay. So, we're going to show that to you today. All right. So, let's go ahead and get started and show you all the wonderful features about this home. First of all, we're on a very large corner home site. This home site is beautifully landscaped and gives you plenty of space here on your property. In the driveway, you have brick pavers. And these brick pavers lead you right up into the garage with a painted garage epoxy floor. So, that is brand new as well. Let's go ahead and go on inside and see the rest of the wonderful features. I kind of love this about the Grand Ficus. You have double doors. This is probably about the only floor plan I can think of that has double doors leading right into the home.

So, as we come in, what I want to point out to you, normally a Grand Ficus has a plant shelf over it right here, which we removed. Why did we remove it? Because of my experience as a realtor, so many people would call that a dust catcher. So, we just went ahead and removed it. And we wanted to give you the feeling of as much space in this home as we could. Okay. So, we not only removed this plant shelf, but we removed this plant shelf as well. What a difference that makes. If you are familiar with the Grand Ficus, you'll really know and really appreciate the fact that this has been removed. Right here, here in the foyer, you have a coat closet. Not many homes in The Villages have coat closets. So, this particular one does. Here, I want to get started and show you that it's all knocked down ceiling. We took all the popcorn out of this home, even in the garage. So, there is no popcorn. It's all knocked down, painted. This home is right on par with the brand new homes. Now, brand new flooring. This LVP flooring here is your high-end LVP flooring along with your 5 and 1/4 in baseboard. So, your baseboard here is your nice high baseboard, not your small 3 and 1/2 in or 3 and 1/4 in baseboard that you kind of see in older homes. We have taken the datedness completely out of this home. First of all, in a Grand Ficus, you have a wall that separates the kitchen from the living room. And what you would have to do is you'd have to walk through here to get to the dining area and to the kitchen area. So, we've taken that out. What a difference that makes. You have to agree if you know anything, like I said, about these Grand Ficus homes and models, that is a game changer for this particular model. And not only a game changer by opening up the kitchen, but look what we've done with this dining area. We have created a flex room or a bedroom or an office or a den. You can pretty much use this for whatever you want to use this room for. It is an awesome use of space now. Plus your vaulted ceiling goes up high. Now in a Grand Ficus that used to be all open up there. We enclosed that and then we just went ahead and painted it. You never would have known the difference. That makes this a complete room. All right, let's check out the kitchen. So, we really kind of made this useful kitchen. We created this pony bar, what we call it, where now you could put bar stools up here if you wanted to. You could eat from your pony bar. And we're using this eat-in area as your main dining room. So, you have two places to eat from: the bar, or this used to be called a country kitchen and now we've just modified it into your main dining room area that leads out to your lanai. So there's your lanai. It has been tiled and we also painted the patio area as we did in the garage. So, I'm going to show you that in just a second. And I just want to say one thing about the way this home is positioned on this home site. It is a corner home site as we talked about. However, this home faces the side and out to the cul-de-sac. Let me show that to you because you have no lanai right behind you. But look at what you're viewing when you're inside your lanai. Very private, very beautiful. This is a much better layout than if you're looking right behind somebody else's lanai. You'd have to admit. 

Coming around here, I love this granite. This granite, I really hope it comes across in this video. It's beautiful. I love the motion in this granite. I love the way that they cut it, the soft edges on here. This is really a beautiful kitchen. It really emphasizes the white cabinets with your grayish brown flooring. Large ranch-style sink with a brand new faucet and soap dispenser. Okay, so it has all the pull-down features, spray features that you would want in a brand new faucet. High-end appliances, stainless steel appliances. These are all matching LG. We spared no expense on these appliances. As you can see, this home still has the stickers on it, but this is one of those see-through refrigerators with your water and ice dispenser in here. This home has natural gas. So, this is a brand new natural gas range and oven again by LG. And your microwave also is brand new. We left all the plastic on it 'cause we really wanted you to see it is brand new. And then your dishwasher. This dishwasher, since this is an open floor plan like it is now, this dishwasher, we're taped this dishwasher stainless steel inside. This is one of the quietest dishwashers on the market. You go ahead and run your dishes in here. You're never going to hear it out there in the living room. You're going to love that. Okay, so these are called White Bay cabinets. This is probably the only original thing in the whole house. We changed out the knobs to go ahead and match the rest of the kitchen. This is a rubbed bronze, they call it, and with rubbed bronze knobs. Brand new garbage disposal. So, you basically have a brand new home now. Open kitchen, open floor plan. I really want to emphasize from here how much room and how much space you have in this home. We have a floor outlet in here. So if you put your couch here and tables over here, you can put a giant 80-in screen on this wall if you wanted to. And that 80-in screen is not going to overpower this living room as large as it is. Everything's been painted. Brand new paint on the walls, on the baseboard. Everything is brand new. Now, what we did was we put in extra lighting. So, you have all this extra LED lighting here in the living room as well as in the kitchen. Okay, so we're going to save the master for last. Let's go over here. All your door knobs have been replaced. They're all brand new. This is where your washer and dryer would go. Extra cabinets. Again, we replaced the handles. This is your guest bedroom. Big bay window in here. So, this is a very large guest bedroom with a walk-in closet. So, you don't have just one of those small, long, narrow closets in here. This is a walk-in. You could double rack here if you wanted to have plenty of space for your guest bedroom. Okay. Again, your handles are all new. Your bathroom. Your guest bathroom. Brand new matching granite countertops. Brand new faucets, toilet paper holder to match, and then your shower enclosure and your faucets, all rubbed bronze to match everything in the house. Brand new lighting fixtures up there.

All right, time for the master bedroom. I love this effect. Double doors leading into your master bedroom. So, come on in. Nice size master. Very spacious. High ceilings. You could put your bed over on this wall and a TV over there. You could put your bed on this wall with a television over there. So, this room is so big. If you did put your bedroom over your bed over here, you would definitely need a larger television to see all the way across the room there. Come on in. Let me show you the master Bathroom. Again, beautiful matching granite. Again, I just love the movement on here. The colors really makes this home pop. really off the white cabinets. You still have your rub bronze knobs here, your rub bronze brand new fixtures, as well As even the sink stopper. Look at the size of this master closet. This is huge. The double racking, which I always emphasize, and you have very high ceilings up in here still. Okay, so this place is huge for a master closet. Your linens go over here in that little cubby hole with those uh Wire racks. So, private area. So, while you're out here, maybe one person is out here getting ready and the other person if they have to take a shower or use the restroom, this here now is a private room. Linen closet, all new. This is brand new. This glass is brand new. Hinges, everything matches. All your rub bronze fixtures, even your handle over there in this in this shower. And you do have a seat right here inside your shower. So, nice size shower in this master bathroom.

Okay, so last but not least, let me show you over here the garage, which is a very large garage area. So now we've put brand new epoxy on the floor. We again we took out all the popcorn out of here and your garage door opener Brand new installed by yours Truly. Okay. And you even have a water softener that comes with this home.
