Hey everybody, Ira Miller here with Homes Around the Villages YouTube channel. I've got a fantastic home for you today. This is a beautiful Gardinia with all the upgrades. Okay, so all the structural upgrades. Let me just say that there's a few little upgrades in here that haven't been done yet, but you know what? That's always great because this home has been priced accordingly. So, we're asking $539,900 for this beautiful home. We're at 2120 Willow Grove Way in the village of Bonnybrook. The village of Bonnybrook is a fantastic location, right? So very close to Lake Sumpter Landing, all the shopping at Southern Trace. So great location, beautiful home on the golf course, room for a pool. What more can you ask for? A Gardinia, one of the most popular floor plans here in the Villages.
So, let's go ahead and get started. I want to show you this fantastic home and the great value. $539,900 for a golf course in Water View. That's crazy. That's an excellent price for this home. Let's go ahead and check it out and see why. Okay, so nicely landscaped, mature landscaping, brand new roof. This roof is a month old. So, that is a big ticket item you do not have to worry about with this home. All right, so that's a great deal. All right, let's keep going. So, like I said, mature landscaping.
Now, in the front of this home, when you see a Gardinia that is paved or in this case, we have a stamped walkway here. So, the driveway is stamped concrete all along here. Very nice, very decorative. But when you see this part of the house squared off rather than a half bay, then you know that you have the upgrade for this home that has a little porch area out here that you could put chairs in if you wanted to. And it adds extra space in the breakfast nook. So, let's go ahead and check this out.
So, like I said, you have a stamped concrete driveway, two-car garage, and a walkway. All right, so inside the house, this is your foyer. Nice high ceilings and a really nice fiberglass door here. And we're going to go ahead and show you this whole home.
Now, inside the foyer, you have a tiled walkway all the way around the kitchen. Inside the kitchen here, this is your breakfast nook. Let me take and show you all the space now you have in here because you do not have that half bay like we talked about here in this breakfast nook portion of the kitchen. So, there's a good look at our breakfast nook area. High ceilings with a nice eyebrow window. And that'll take us into the rest of the kitchen. So, these are what we call white bay cabinets. These are vinyl-coated cabinets which are very durable and very easy to clean and maintain. Very open kitchen, so it opens up to the living room and the dining room.
And then as you can see, you have seats that can sit right up here at the bar. Beveled countertops. These are a laminate countertop. Which one of the upgraded items we talked about outside could be your countertops, backsplash. You do have tile flooring in here. Okay. And now let me point out that this is a brand new luxury vinyl planking here in the dining room, the living room, and even in all the bedrooms, which I'll take a shot down there for you, which we will visit in just a second. All right.
So nice open living room. Now this LVP flooring is not your cheap, thin LVP flooring. It has a 22 mil wear durability it's called. So the cheaper LVP is 12 mil wear durability. Also, this has a 6 mm thickness of the vinyl plank flooring itself with a rubber backing. Now, let me just tell you a way to tell about whether or not you have cheap LVP flooring versus expensive LVP flooring and it goes up against tile, then it's the difference in height of LVP to your tile. So, this with the 6 mm, you don't have that dramatic drop off like you do on the cheaper 3 mil or 4 mil flooring. You have a six mil which matches the tile much better.
Let me show you this now. Pocket doors. These sliding glass doors pocket all the way into a wall there, which actually brings the outside into the home. And so, look at that view that you can enjoy on a nice cool day, refreshing day. You have a view of the golf course as well as a water view. Also, let me point out that this lanai has been stretched by 4 feet. When you see the Gardinia, your lanai has this space in it. You know it's been stretched because typically your lanai in most Gardinias start right here and go on through. So you have a huge lanai area in this particular home. So this is another one of the fantastic upgrades that comes with this home: the pocket doors, the extended lanai by 4 feet, and then you have that really nice area in the front where you have your breakfast nook.
Okay, let's first check out the guest area. So, you can shut this off with a pocket door. So, if you have guests, they have their privacy inside the guest suite area. This is your one guest bedroom with a closet with your LVP flooring, linen closet. So you have your nice high vanity tops. We call those adult height or comfort height. You have a tub shower combination here inside the guest bathroom. Tile floors. And we go on into the front guest bedroom. Now, this front guest bedroom does not have a closet, but it does have this built-in workstation. And you have high vaulted ceilings. And that is another part of the upgrade package that I showed you in the beginning of this and when we were out front. You have high vaulted ceilings here in the guest bedroom with a nice eyebrow window.
Okay, so headed to the other side of the house. This is called a split floor plan. You have your inside laundry room with a nice utility tub that goes out to your garage. Nice view of the garage. Water heater. We do have gas appliances here in this house. So, there's a gas water heater there. Just to give you a little information on our brand new plank flooring. There you go. There's your 6 mm, 22 mm wear layer. Waterproof.
Okay. Into the master suite we go. First a look back to give you a little perspective. And again, brand new flooring here inside your home. His and her closets. Your LVP goes right on into the closets. And your closets separate and close with a pocket door. Multiple shelving. I like to see that for extra storage space in your closet.
Okay. Into the bathroom. Now it transitions from your waterproof planking into your tile here in double sinks with a little makeup area. And then you have a private commode and shower area which is really nice. And this is your shower with a seat. Obscure glass for privacy there. All right. And again, there's your pocket door and a nice large linen closet. Nice high ceilings in your master bedroom. And you have your pocket door that goes on out. Also from your master, you can enjoy that nice water view as well as your beautiful golf course view. And as I mentioned, you have plenty of room for a pool in the back.
Okay, there you go. What do you think of this awesome, beautiful home with all kinds of structural upgrades to it? So, this home is definitely priced right and ready for you to come and purchase it and make it your own. So, there are a lot of things that we left out. We did the most important things. New roof, brand new flooring for you, so you can move right in. If you want to paint your walls, if you want to add granite countertops, bring your own or some new appliances. Those are an easy fix because we have priced this home accordingly for you to be able to make those upgrades. So, $539,900 for this home on the golf course with all of these different structural upgrades that you have for this home that is priced right and it's ready to go. The location, like I said, is fantastic. Very close to Lake Sumpter Landing, not to mention the Arnold Palmer Country Club and also Southern Trace Shopping Center. So, this home is right for you. All right. So, here we go. The brand new roof. You can see how the lanai has been extended in the back now with that way the roof kind of goes out from the rest of the body of the house. You can see the extra room there for a pool. And here's your golf course view, which kind of goes out to the water view we were talking about. All right, so let's take a look at the rear of the home. And maybe we'll just scan back. And we'll give you a little idea of how close shopping is as well. There's Sprouts. And over there is your Southern Trace Shopping Center.
