Introduction

Hey everybody, Ira Miller here and today we're coming to you from the village of Fernadena which is just south of 466A. So you kind of come in the Sanibel entrance and Bradenton and then you run into Fernandina. So, we're in Bokeelia Villas, and these are all patio villas. And this home today that we're going to show you is a colony model built in 2012. And you're really going to enjoy the video once we get inside. So, it shows here it's 3640 square ft, but that's including the lanai, that's including the garage. It's actually around a 1,600 square ft living area. 

Now, this home has a complete solar panel system on the roof. So, that solar panel system, you can buy this home and have the homeowner pay it off or you can buy the home and then resume the payments. Now, the payments each month for the solar system is $130 a month, $20,000 to pay it off. There's a car inside and they're offering to sell that car. So, in this video, if you see that car and you might want to make an offer on a car if you're like a snowbird and you want a car for down here, there you go. You have one ready to go. 

All right. So, let's go ahead and get started. I can't think of anything else I need to tell you out here. We'll go ahead and show you what we're looking at inside. So, we're going to go ahead and shoot a couple of different videos with the solar tubes and then with the lights on. So, you're going to kind of see how much light those solar tubes will bring. Okay. So, let's go ahead and get started and check out this patio villa. 

Tour of the Home

All right. So, come on in. We're going to check out this beautiful home with some really nice touches in it. So the first thing we come into, we see this wonderful luxury vinyl planking goes all the way through the home except for the bedrooms. So a very open floor plan as you can see. You have your dining living room combination. 

You have your kitchen that looks out over the living room and the dining room. Okay. So, we had a very artistic owner here and she went ahead and painted the cabinets. So, you're going to see these cabinets painted in the bathrooms as well. Inside the kitchen, we have the laundry room. So, you have your washer and dryer right here inside the house instead of in the garage. You have a nice pantry over here. 

Inside the garage, we have a golf cart that goes with this house for $340,000 or $320,000 without, like we talked about outside. And not only that, but if you happen to be looking for a car to run around in, this car is available for sale as well. So, pretty much what you see is what you get in this home. Now, this is separate from the price of the house. The golf cart is included. Okay, so let's go on back towards the bedrooms. 

So, we'll give you a shot of the living room first. So, as you can see, a nice and spacious knockdown ceiling texture. And now we enter the bedroom area. So, we have the guest bedroom on this side that accesses this guest bathroom. Like I said, she wanted some color in here, so painted the cabinets. You have a linen closet right here. Okay. And we have our bedroom. 

So, the bedrooms in these patio villas are huge. Here is the Master. This is a big huge king with two end tables and you still have plenty of room to spare. Over here we have our walk-in closet and there's a linen rack inside the closet. Nice little TV on the wall that's going to stay. And just as a reminder, all the furniture that you see stays with this home. 

Okay, last but not least, we do have the master bathroom. Added a little bit more color to the cabinets inside here. And you have a walk-in shower. And your commode is conveniently located privately behind the door here. Okay. All right. Let's go ahead and we will continue outside and I'm going to go ahead and do a drone for you. We'll take you up so you can see the solar panels that are on the roof and a little bit of the of the community itself.

All right, so let's go ahead and we'll do a fly over of the home. There are your solar panels. There's 15 solar panels on the roof here. We'll kind of go up a little bit more so you can get a better view. And then, as you can see, we back up to that beautiful home with a pool. And that would be what the backyard looks like. Okay. So, we're going to kind of go on up a little bit higher. 

All right. So, this is Bokeelia Villas that we're looking at here. And that road is Ana Maria Avenue. And then we're going to fly on over and show you the recreation center so you can see how close that is. And this would be Bradenton Recreation Center. So there's a couple tennis courts. We see six pickle ball courts. We see your horseshoes, swimming pool. So this is a full community recreation center there. And that swimming pool happens to be a family pool. All right. And there we are. We're back.

 All right. So, there you go. What' you think? Pretty cool, huh? I love the painted cabinets that are inside there. Love the LVP flooring for easy upkeep. So, like I said, this home is turnkey. There's only a couple things that she might take a picture here and a little small appliance.
